Check in is 4pm or after and check out is by 10am.
Must be 23 or older to rent a unit (25 for the lodge), no parties or at all if we receive a noise complaint we may ask you to vacate the premises with no refund.
Cancellation policy: 50% Payment of total reservation is due at booking, guaranteeing the reservation. Reservations are 100% refundable (minus cc fee) if cancelled greater than 30 days before arrival. Reservations are 50% refundable if cancelled less than 30 days but more than 14 days. Reservations are not refundable if cancelled less than 14 days before arrival. However if we are able to rebook for the full dollar amount for those dates we will refund booking or difference of.
Pet Policy: Dogs are allowed but must be approved before booking by management. Pet fee is $50 per dog. Dog’s are not to be left alone in the cabins, if they must then they must be crated. Pet’s are not allowed on furniture. Pet’s must be on a medicated flea and tick program, no exceptions.
The cabins are non-smoking, if smoked in (Marijuana included) a $200 damage fee will be applied to credit card.
Please do not leave wet towels on wood floors in bathroom, put in tub or shower please.
Do not vacate cabin with a fire going in the fireplace or stove if applicable. DO NOT DUMP ASHES AND CHARCOAL NEAR CABINS!
No fires outside of cabins other than the charcoal grill, there is a community firepit at Bear Mountain by the red laundry building. The Presidential is the only unit with it’s own firepit. We may close firepits if high wind conditions or if there is a county burn ban.
If your unit has a hottub, no children in hottubs under 14 (or unattended if above 14) no exceptions. Please rinse off before you get in the hottub. ABSOLUTELY NO SOAPS OR OILS, IF YOU USE SOMETHING THAT CREATES FOAM OR HEAVILY SOILS THE HOTTUB THERE WILL BE A $200 CLEANING FEE APPLIED TO YOUR CARD.
This property is privately owned and management reserves the right to refuse service to anyone, and will not be responsible for accidents or injury to guest, loss of money, jewelry or valuables of any kind.
Please do a final walk through and look for any items you may have left behind (Jewelry, Jackets, Tablets/Mobile devices, Chargers, etc.) If we find your lost items, we can ship them to you, although it’s difficult for us to process lost items quickly during busy months. Note, we are not responsible for items left behind. There will be a $50 handling fee applied in addition to shipping cost for left behind items that are requested to be shipped.
Accident Waiver – Release from Liability and Damage

GUEST, FAMILY OF GUEST, ADDITIONAL INVITEES OF GUEST, AND VISITORS OF GUEST, HEREBY ASSUME ALL OF THE RISKS ASSOCIATED WITH THIS PROPERTY, including by way of example and not limitation, any risks that may arise from negligence or carelessness on the part of the persons or entities being released, from dangerous or defective equipment or property owned, maintained, or controlled by them, or because of their possible liability without fault. Furthermore, Guest commits that he/she will obtain affirmation of acceptance of this Accident Waiver and Release from Liability and Damage from all parties entering the Property, including invitees and visitors. Any Guest, additional invitees, or visitors of guests who do not accept this waiver will not be allowed on Property. Guest accepts the responsibility of enforcing this provision. Hence, in consideration of rental of this Property, the Guest hereby takes action for all parties as follows:

FINAL PAYMENT OF THE RENTAL AMOUNT FOR THIS PROPERTY CONFIRMS THAT THE GUEST, AND ALL ASSOCIATED PERSONS, WAIVE, RELEASE, AND DISCHARGE FROM ANY AND ALL LIABILITY
; including but not limited to, liability arising from the negligence or fault of Bear Mountain Property Management and the Property Owner, for each individuals death, disability, personal injury, property damage, property theft, or detrimental actions of any kind which may occur.
(B) INDEMNIFY, HOLD HARMLESS, AND PROMISE NOT TO SUE Bear Mountain Property Management and/or the Property Owner from any and all liabilities or claims made as a result of rental of this Property, whether caused by the negligence of release or otherwise. Guest acknowledges that activity on this Property carries with it the potential for injury, and property loss. The risks include, but are not limited to, those caused by terrain, facilities, temperature, weather, equipment, and actions of other people. The Accident Waiver and Release of Liability shall be construed broadly to provide a release and waiver to the maximum extent permissible under applicable law.
BY CONFIRMING THIS RESERVATION WITH PAYMENT, GUEST(S) CERTIFY AND CONFIRM RECEIPT OF THIS ACCIDENT WAIVER AND COMITT TO BE BOUND BY THIS AGREEMENT.GUEST(S) AGREE TO A RELEASE OF ALL LIABILITY.
